Acquiring property: According to Bulgarian Law, plots of land and buildings are each considered to be independent and “immovable” objects. A real estate property acquisition shall register the notarial deed in the Real Estate Cadastre the same day. Foreigners may acquire the title to real property, including land used agriculturally, by founding a company in accordance with Bulgarian law (even if 100 % of the company shares are held by a foreigner) and holding shares in that enterprise. However, foreigners will be able to buy and inherit land by 2014. Citizens of the EU States are exempted from this suspension period and are entitled to acquire land, provided that they reside continousely in Bulgaria.

Land registry: In lieu of land registries, notaries public with local jurisdiction maintain property registries, and all legal transactions involving rights to immovable property are entered into these registries. Property registries are publicly accessible and thus anybody may obtain information about existing mortgages.
